KIMCO BUYS 1805 WALNUT FOR $25M

UPDATE: The 8-story building at 1805-09 Walnut St. on Rittenhouse Square has changed hands for $25.5 million, says Shaun Lyons, president of Precision Property Group LLC, who represented the buyer, a unit of Kimco Realty Corp., New York.

ARC Wheeler, which is building the Ten Rittenhouse Square tower behind the property (and which just cancelled a taller Baltimore tower), sold 1805, which houses a Barnes & Noble bookstore on its three lower floors. ARC Wheeler was represented by Ken Mallin and Josh Nadel of Mallin Panchelli Nadel Realty.

Kimco plans to put 10 condos on the top floors, plus a spa. Kimco has transferred the bookstore lease to Pearl Properties, with Lyons representing both sides of that transaction. Philadelphia-based Pearl is a partnership owned by investors Jim Pearlstein and Reed Slogoff.

When Steve Jeffries of Precision Realty Group steps out of his car for a photo shoot at the Gateway Commons site in Pottstown, he is already on the phone. So is his fellow principal Shaun Lyons. The Wolfington Cos. Sells Douglassville Strip Center
Mannino Bros. Partnership Acquires Benjamin Franklin Court

The Mannino Brothers Partnership purchased Benjamin Franklin Court at 1139 W. Benjamin Franklin Highway in Douglassville, PA from the Wolfington Companies. The strip center sold for $ 5.45 million, or about $218.00 per square foot.

Constructed in 2005, the site consists of 25,000 square feet of retail space that is 100% occupied. Tenants include: Super Cuts, Happy Wok, Domino’s Pizza, Apple Basket, Premier Medical Care, A Taste of Little Italy, Flowers of Eden, Douglassville Cleaners, and Impression Nails Salon.

Bob Agentis of Agentis Real Estate represented the Mannino Brothers Partnership. Steve Jeffries and Shaun M. Lyons handled the deal for the Wolfington Companies.
